Turning Structural Plans Into a Buildable ADU

The best time for a contractor and structural engineer to coordinate is before construction begins. By that point, the structural plans may already call for beams, posts, footings, shear walls, hold-downs, or other structural components. Those details can affect far more than framing. A beam may change the ceiling height. A new post may require a footing below it. Structural steel can affect the budget and lead time. A shear wall can influence where doors, windows, plumbing, or electrical work can go. These are much easier to work through during planning than after framing has started. Early coordination also helps the general contractor understand what needs to be included in the construction estimate. An ADU built with straightforward wood framing may be very different in price than one requiring structural steel, larger foundations, or reinforcement of an existing building.

The Engineer Determines How the Structure Needs to Perform

The structural engineer focuses on how loads move through the ADU and into the foundation. On a typical project, that can involve foundation design, roof and floor framing, beams, headers, posts, shear walls, structural connections, and sometimes steel. A detached ADU may require a completely new structural system. The Contractor Sees What Is Actually There

Plans are based on the information available during design. Construction is when the team sees the actual conditions.
