Interactive estimate
Estimate your ADU cost
A 2026 Orange County range by type, size, and finish. Educational estimate — for a precise number on your lot, run the full ADU Cost Calculator.
Estimated cost
$285,000 – $315,000+
Ranges cover design, engineering, the permit process, and construction under one roof, for standard Orange County site conditions. City permit, plan-check and inspection fees are paid by the owner to the city and are not in these ranges, and neither are finish materials, landscaping or solar. Sloped lots, long utility runs, panel upgrades, and coastal or fire overlays can move the number. It is an educational estimate, not a quote or a promise.
What the housing news says
Slow Boring reports that President Donald Trump signed an executive order directing federal agencies to cut mortgage and homeownership costs and pay more attention to manufactured housing. The available excerpt does not establish a surge in Orange County housing permits or supply.
Orange County’s published program offers preapproved building plans for new, detached ADUs. The County says these plans aim to reduce preconstruction costs and improve permit approval efficiency. Some site specific design work is still required.
Which building code do the published plans reflect?
The County says its available plans currently reflect the 2022 California Building Code Standards. Its page says updates to reflect the 2025 California Building Code are in progress.
What sizes does the County list?
The County lists these floorplan sizes for its program for new, detached ADUs.
| Plan type | Floor area |
|---|---|
| Detached ADU | 558 Sqft |
| Detached ADU | 748 Sqft |
| Detached ADU | 800 Sqft |
| Detached ADU | 972 Sqft |
| Detached ADU | 1,200 Sqft |
What this means for Orange County homeowners
If you use a County preapproved plan for your detached ADU, you must submit a complete package for County review and approval. Your application still needs a site plan and a solar plan prepared by a third party solar installation company.
If your property falls under another permitting jurisdiction, check which plan program is available there. Mesocore’s permit guide says preapproved plan availability varies by jurisdiction.
How to prepare the County application package
Select the County preapproved ADU plan and complete its title sheet.
Prepare a site plan showing property lines, parcel dimensions and structures.
Include a solar plan prepared by a third party solar installation company
Include the completed Construction & Demolition Diversion Compliance Work Plan.
Submit the complete package through the County’s online portal, MyOCService, for review and approval.
What should you check before choosing a plan?
Check residential zoning, lot dimensions, setbacks and utility access before choosing a plan. Mesocore’s permit guide identifies these checks as part of project feasibility. It also recommends discussing property requirements with Orange County Development Services before substantial design work.
